Yuan Ching Road Condo Project by Chip Eng Seng Corporation and SingHaiYi Group

EdgeProps, the developer of Yuan Ching Road Condo, believes the Park View Mansions project will be well-received by buyers, thanks to the site’s prime location, rare land shape, and views of Jurong Lake. However, the developer is aware of rising interest rates, inflation rates, and geopolitical tensions. He is also concerned about delays and disruptions in construction work and deliveries of supplies. In addition, analysts at Maybank caution that the Fed remains hawkish and will continue its aggressive tightening cycle.

Chip Eng Seng Corporation

The Yuan Ching Road Condo is one of the newest launches in District 22. Located close to Lakeside MRT station and Chinese Garden Mrt, this new development offers residents the convenience of being in the heart of the Western part of Singapore. The upcoming development will offer unobstructed views of Jurong Lake and Lakeside MRT station.

The Park View Mansions has 160 units and a 99-year leasehold, and is expected to launch at $2050 per square foot. The site has potential for up to 403,145 sq ft of floor space. The property is located near Jurong Lake District and Lakeside MRT station, and is zoned for residential use.

SingHaiyi Group

The SingHaiyi Group has acquired the former Park View Mansions Enbloc, a development that consists of four residential blocks with a total of 160 units. The developer plans to redevelop the site to create a new residential development with unobstructed views of Jurong Lake. It will also be within easy reach of the Lakeside MRT station.

The property has been up for sale since last year. It has been sold to the Sing Haiyi Group, KSH Holdings and Chip Eng Seng Group for a sum of S$260 million. The developers will redevelop the site into a residential complex with up to 440 units. They are partnering with KSH Holdings and TK 189 Development to build the complex.

KSH Holdings

KSH Holdings owns Yuan Chin Road Condo Former Park View Mansions En Bloc Chip Eng Seng, a residential development in Singapore’s downtown core. The Park View Mansions were up for sale last year, and a joint venture led by Chip Eng Seng and Sing Haiyi Group successfully bid to acquire the property. Together with KSH Holdings and TK 189 Development, the three companies are redeveloping the mansions into a residential complex.

The joint tender included Sing-Haiyi Pearl and TK 189 Complex, which are both indirectly owned by KSH Holdings. The joint venture plans to redevelop the site and sell it back to the public. The joint venture will finance the purchase through internal funds as well as external borrowing.

The Gordon Tang Yuan Ching Road Condo is located along the Lakeside and is surrounded by a number of amenities, including a shopping mall and a MRT station.
